In case you didn't hear, Donald Trump was elected to be the next US President, and there just may be implications on us here in Canada! &nbsp;Trump's election victory has already set off a wave of market reactions, sparking a surge in equities, crypto markets, and bond yields, which drive fixed mortgage rate pricing in Canada. For Canadian mortgage holders and homebuyers, the ripple effects were immediate, with some lenders already nudging rates higher. But what does Trump's win really mean for the Canadian economy—and for those with mortgages?&nbsp;Trump's pro-growth policies and tax cut promises are fueling optimism in the U.S., which is spilling over to Canada. A healthy U.S. economy is the single most important factor for Canada, regardless of who is in charge. However, while Trump's tax cuts may boost growth, they could also balloon U.S. debt—meaning more government bonds hitting the market, which could depress bond prices and raise yields, putting upward pressure on fixed mortgage rates.&nbsp;On the other hand, Trump's proposed tariffs on imported goods, especially from China, as well as lower tax rates and lighter regulation, could shift interest rate policy in the U.S. as his promised policies risk higher inflation. Higher inflation would mean the U.S. Federal Reserve could be slower to cut interest rates, and markets are already shifting their bets on how low the central bank is likely to go on rates. This could have implications for Canadian rates and the loonie.&nbsp;As the Bank of Canada works through its own rate cuts to address the cooling economy, it has to keep the U.S. economy and the Fed’s policy in mind. As the value of the Canadian dollar is reduced relative to the U.S. dollar, that is also inflationary, because many things that we import are denominated in U.S. dollars. This means that the Bank of Canada may have to adjust its rate cuts accordingly, which could impact mortgage rates in Canada.&nbsp;In my opinion, Trump's election victory could lead to more aggressive interest rate cuts from the Federal Reserve, as his administration's policies are expected to stoke economic stimulus. When the U.S. cuts rates, traditionally Canada follows, which means lower mortgage payments in the short term and more people getting into the real estate market. I was to have a native elder, Shirley John, Strong White Buffalo Woman from the Saugeen First Nation preside. We are thankful to share in the special spirit of this place, rich in the energy of Mother Earth, our ancestors, and the love of all Creation.&nbsp;As many of you know, my parents, who unfortunately are not with us in person, did a lot of work in the Collingwood and Blue Mountains to preserve and protect the legacy from the Indigenous people. We have chosen this location because of the energy and spirit that it represents.&nbsp;You will notice that the Gathering Place shares the Seven Grandfather Teachings, which are so reflective of our lives together. I am working today, not a day off, but will be going out to take time and reflect as well. Here’s a quick rundown of what’s new and why it matters to you.&nbsp;Big Changes in Mortgage RulesStarting December 15, 2024, first-time homebuyers and those purchasing new builds can now opt for a 30-year mortgage loan. [FACT] Your mortgage is NOT your biggest lifetime expense. It’s actually TAXES, and today I’m going to show you how I (and you) can legally keep more money in YOUR pocket!&nbsp;On Thursday, I had the pleasure of taking my teenage kids to the Canadian National Exhibition (CNE) for a fun-filled day. We even got to perform in a garage band, and let me tell you, it was a blast! As you will see in the picture, we had a lot of fun, but my teenage children would only allow me to post the picture if I hid their identities (as if me singing in public was not embarrassing enough for them!).&nbsp;So what’s this got to do with lowering my taxes?..&nbsp;Well, I happened to meet a Toronto area Realtor and had a really good conversation with him. It was a wonderful talk… AND it means that the trip, the gas, parking, etc. (using “etc.” in case Revenue Canada is reading this) are now tax deductible since it was a business trip! This is one of the many perks of working from home. While I do put in many, many hours, the flexibility it offers, especially as a single father, is priceless.&nbsp;Working from home has become more common, especially for realtors and mortgage brokers like myself. Here are some benefits you might already know, but they’re worth a reminder:&nbsp;<ol><li value="1" class="editor_listItem" dir="ltr">Flexibility: You can manage your time better and be there for important family moments, and yes, those family emergencies as well.</li><li value="2" class="editor_listItem" dir="ltr">Tax Advantages: In Canada, you can claim a portion of your home expenses, like utilities, internet, and even property taxes, as business expenses. This can lead to significant savings. That’s right, folks! The limit has been hoisted from the previous $35,000, which is as thrilling as a boat race!&nbsp;Let’s set sail with our friend Amy (not her real name, to protect her privacy). &nbsp;She’s a diligent Canadian earning a cool $95,000 a year. Amy has been saving diligently for the downpayment on her first house - a $600,000 beauty. To buy the house, Amy needs $30,000 down and is finally ready to make her purchase... BUT WAIT! Don't just pay that money as a down payment... NO NO NO NO NO NO NO! Put it into an RRSP FIRST! Here's why.&nbsp; Amy wisely deposited $30,000 into her RRSP. Based on her income and the Ontario tax bracket, her tax rate is 31.48%. So, by making this RRSP contribution, Amy could expect an income tax refund of approximately $9,444 (31.48% of $30,000).&nbsp;But wait, there’s more! After waiting the required 90 days, Amy withdrew the funds to purchase her dream cottage. So, not only did she have her initial $30,000 for her home purchase, but she also had a cash bonus of $9,444 from the income tax refund. It’s like finding a hidden treasure in a sand dune!&nbsp;But here’s the lighthouse guiding us home: the HBP allows you to repay the withdrawn amount within a period of 15 years. If you fail to repay the amount, it will be included in your income for that year. So, it’s like a loan from your future self!&nbsp;Now, you might be wondering, “Who qualifies for this fantastic plan?” Well, to participate in the HBP, you must:<ul><li value="1" class="editor_listItem" dir="ltr" style="text-align: left;">Be a resident of Canada at the time of application and up to the time the home is bought or built.</li></ul>&nbsp;<ul><li value="1" class="editor_listItem" dir="ltr" style="text-align: left;">Be a first-time home buyer under the Income Tax Act (Canada). This means you did not, at any time in the current calendar year before the withdrawal (except the 30 days immediately before the withdrawal) or at any time in the preceding four calendar years, live in a qualifying home (or what would be a qualifying home if located in Canada) as your principal place of residence that either you owned or jointly-owned, or your current spouse or common-law partner (at the time of the withdrawal) owned or jointly-owned. The money markets are currently predicting a 52 percent chance of a cut in the Bank’s next monetary policy decision. If that happens, it could bring the policy rate down to 4.25 percent. Now, this is just a forecast, and as we all know, forecasts are not set in stone. But it does give us a glimpse into what might be on the horizon. Properties are selling like Chocolate Chip Cookie Dough Ice Cream&nbsp; (my favourite!) on a sunny day, one enjoyable lick at a time. But don’t let that intimidate you. Ontario-wide, home prices rose slightly in July, continuing a trend of broad stability set in February. The average price of resale residential homes sold across Ontario in June 2024 was $885,100, reflecting a year-over-year decrease of 4.3%. There were 16,060 home sales in Ontario during June 2024, a 15.1% year-over-year decrease. Active residential listings in Ontario increased by 52% year-over-year to 61,524 listings by the end of June 2024 – the highest number of active listings in nine years for the month of June since 2015.
